Board must distribute a summary of the annual budget to all owners within 30 days after adoption.
Board must annually determine reserve requirements by conducting a reserve study or updating an existing one.
All board meetings must be open to owners. Notice must be posted 3 days in advance OR provided by a method reasonably calculated to inform owners.
Before imposing fines, the Board must give the owner written notice and an opportunity to be heard.
Governing documents cannot contain discriminatory restrictions. Boards were required to remove such language by Dec 31, 2022 (HB 2534).
Associations with assessments >$75,000 must have financial statements reviewed by a CPA within 300 days (condos) or 180 days (HOAs) of fiscal year end.

Rental/leasing restrictions must generally be in the Declaration (CC&Rs) or Bylaws to be enforceable; Rules alone are often insufficient.
Electronic notice is valid only to owner-designated addresses. Cannot use electronic notice for assessment collection, foreclosure, or legal actions.
Action by Written Ballot (in lieu of meeting) permits approval by standard majority thresholds (not unanimity) unless documents prohibit.
